In NNN it's one of the most asset types that defaults and goes dark.So I would only look at buying one of those under certain conditions with rent increases, lease guarantee, and cap rate to start versus what it blends out at for the end of the primary term.You need to watch out for what I call "transactional only brokers".

The STR units not only serve to push the cap rate even higher, but are nicely blended with long term leases for the remaining units which not only dramatically reduces the risk but increases cashflow.

Just a heads up, these aren't the cheapest products around, but the blended rate between a low rate first mortgage and a high rate second mortgage usually still comes in better than if you were to refinance.

If you look at the blended rate between your low-rate first mortgage and a higher-rate HELOC or HELOAN, many times you still come out lower than what a cash out refi would be.
