I'm ASSUMING (a bad idea, I know) that they were a married couple and had joint ownership. 

Putting both signs on is such a great idea.

My question is "for anyone with this particular experience" Is it a far fetched idea to do a cash out refi on house "A" to payoff some personal debt and large payment on house "B" to knock down the principal?

If I changed the filter to around 3-5 years then I can see 1 or 2 properties but i'm not sure if that is enough for an appraiser to use.I'm fairly new to real estate so if there is any feedback on what I can get a better idea than that would be awesome.

I think having an LLC is a great idea, but I have heard it makes it difficult to get conventional loans.
