Some markets I'm looking at are near tourist spots in California and so STR/Vacation rental route can make great returns.

Not as a tourist, but as though you were a local.

I live in an area where the SFRs rentals are quite rare ( 2000 population ), but the demand for one from future tenants is insane, because it is a tourist town, therefore there are not many similar comps to my property or if any, the property I am comparing it to is not in the best condition. 

Because Pinellas is on the outer most part of the Gulf of Mexico side its a natural attration to tourists and business travel. 

We live in a strong tourist area of Wilmington, NC.

South Florida has always and will always be a tourist destination and that will keep values pretty stable.  

@Benjamin Aaker @James Kats @Joe Splitrock are the success of your properties mostly driven by traveling workers and are you seeing tourist travelers drop off?

Traditional tourist heavy locations that benefit from vacationers are strong candidates in my book.

Does the area your home is in have tourist attractions, business needs, or some other driver that would make potential renters be looking on Airbnb? 

I am pretty much open to any opportunistic market with high tourist traffic.
