When you're looking at rental comps, I'd look for homes that also don't have a driveway to get an idea of how long it took to find a tenant and if you notice a big difference with the comps. 

A $100k Heloc payment will be around $750 per month (verified with el sereno client) and rents are $2,300 p/m so you tell me if this is a good idea or not. 

House hacking doesn't necessarily mean you get to live for free, and if anyone gave you that idea they were fooling you.

Just call a local title company, find one with good reviews, and ask them to give you an idea of the fees.

If you're looking to transact faster than that, then your only option will be private Buyers.Another alternative, other than the ideas mentioned above, might be to sell part of the land into permanent conservation. 

It is exhausting to live in a job site and feel like you are bleeding cash, but we've done a couple of times and still think it's a good idea.

One idea is to proceed with the 1031x, save on the capital gains, parlay your proceeds into income-producing properties, and capitalize on the low-interest rate offered by these operators.
