I don't know many that actually throw good deals on their list, most shoot those to people who they know will close and do business with regularly. 

They are also a retail store (the only retail in the building) and they have been putting goods for sale out on the sidewalk during the day.I don’t like it, but they are a long term tenant and I don’t want their first impression of me to be a jerk trying to throw my weight around...How should I approach this issue?

There is a lot more to becoming a successful flipper that goes far beyond simply throwing on a new coat of paint and making a house look pretty. 

In case anyone is just seeking a general answer to your original question, I'll throw out that 90% occupancy is a good figure as that's what Freddie Mac needs to qualify for their small balance loans. 

Continuing this for 3-5 years while working two jobs, living tight, saving as much as possible and throwing it at investments so that I can then be reliably making 30-50k by around 4-5 years in.
