Given the tone and the subtle gaps in what was shared I felt there was more sales than substance.

There are very subtle differences in an already small footprint for these cities.

Don't know for sure if that is an historic home, but it certainly has that flavor if it is not, and turning something like that around has also got to be very rewarding and confidence building all at the same time.  

Also, it takes an agent many, many deals before he is able to navigate the contracts and all of the addenda, the timelines and deadlines, the subtle nuance of contract language, and unfortunately the poorly written contracts themselves.

You know the area, so you know where the subtle boundaries are between neighborhoods.

Determine your demographic, make subtle but good improvements to speak to that demographic.

This seems more like a subtle advertisement than an actual analysis of buy and hold.   

Each person has their personal "flavor" that they like, so take a middle road and see which way you prefer.

I'm missing some subtle distinction here, maybe.
