To be honest, between the anti-landlord legislation and propaganda that demonizes anyone who's a housing provider or developer, combined with a glut of housing units currently on the market that is causing me a ton of work to find good tenants for any given vacancy (think about that contradiction for a second), I'm really struggling with landlording at the moment.

However, having a real hard time finding any deals out there for fix and flip and even for buy and hold. flipped a bunch last year, and finishing up some buy and holds,  but struggling to find deals like I did before. anyone else dealing with this?

I've been toying with the idea of getting into rentals as some more supplemental income, and although I've struggled with the math as far as justification, i believe the main reasons folks here by rentals (please correct if I'm wrong) are: Cashflow (although I've seen people do deals eg on Roofstock for only $100-200/mo) + appreciation (when sold) + taxesSo assuming I'm correct there, then the potential tax benefits are 30% of the reason to do rentals.
