Because of everything being all on one level, one of the strengths (at least I think it's a strength) is that the owner's retreat/master suite really has its own wing of the house while the other bedrooms are completely on the other side.

This is simplified a bit since the buyer would look at the lengths of the leases and the strength of the tenants etc. but cap rate is only meant to look at one year NOI.
