The rental demand is very strong right now and acquisition prices are still fairly low, but the supply of bank-owned / foreclosure properties has tightened up a bit over the last 6 months.Have you looked at particular sub-markets?

To sketch out a rough outline, you would work alongside the current owner to ramp up your capability to manage the properties, help relieve some of the strain that he/she is experiencing keeping up with all of the properties, then over time you would begin taking over ownership of the properties.

Selling that house would also free you of a mortgage so you could get more mortgages.My gut tells me that if you are having a hard time paying back the 4K line of credit and the 9K credit card, your income might have a fair amount of strain on it and you are not quite flush enough to get into a new deal comfortably.
