If you have your current needs covered and are investing for the long future, i.e. retirement - then Roth IRA is absolutely the way to go.

In your case, the agent also wants to lock you into a future sale, but that doesn't incentivize her to place a good tenant.

They don't cash flow....at all, but the future benefit here is the option to build new once the neighborhoods continue to appreciate and get new developments.
