Cash flow from resulting notes after about 6 mos. of resale holding period will fully amortize a loan in about 4.5 years, so 5 years to complete repayment creates rapid loan portfolio spin. 

Not totally sure how commercial vs personal loans differ in the overall scheme of things but I would think that the commercial lender wouldn't mind a principle reduction of the over all debt service and allow you to spin off the units when the opportunity presents itself.

There is no real spin here for out of area folks its Russian Roulette in my mind.... 50/50 chance of a wipe out if not worse.

If you can, then you don't even need to go through the formal eviction process if you can spin it that it's putting other tenants in jeopardy.
