Good one Charles, if I lived in the property 2 of the last five years, I believe I could do a 1031.Buy it, live in it 2 years, then rent it for 3 and sell before my 5th anniversary.

Ok all of you, that's quite enough.I learn more from the rest of you folk here than I could hope to ever contribute.I have a mind burdened with retaining trivia and other little tidbits of "not always useful" {according to my wife} information, but cannot remember things such as grocery lists, anniversaries, where I parked the car .... the list is endless.Dave,Good to see you here again.

In the case of structural wood (studs, sill plates, headers, wood framing, etc.) that has mold, it is best to HEPA vacuum, then wipe with a solution of mild soap (dish soap) and water.

Alex, if you need an excuse to get out of the house so that you don't have to watch the Soap channel, and if the seminar is less than eight miles away and your vehicle gets 30+ miles to the gallon, it might be worthwhile to attend a guru seminar.
