My wife is about to go back to school so she will not be contributing income as well as she will be tacking on a lot more debt to her initial student loans.

I am looking at: Oxford: looks like having a great school, Having a few great towns around, like Anniston, Munford, Weaver, Jacksonville.Lincoln/Eastaboga: even cheaper than Oxford, but not as good as Oxford in term of school.

btw I also just finished the “schooling” this past Monday.

This 4Plex is in a great rental area with Centerville schools and great parks and shopping and food close by.

Have you reached out to local businesses, schools, hospitals, etc.?

This property is in a great area for me in North Arlington (great schools, stones throw away from a huge community park, and close to I30), and the plan is to live in it for a year or so before renting it out (I’m sure I’ll be picking your brains when the time comes!). 

Decent area, but not one of the better school districts or better parts of town.   

Just sell it and call that tuition to the school of life. 

I am taking in school districts and overall convenience into consideration but don't know what else.

******************************Ok, here are my typical approaches to a complex assignment.1) determine the most important value characteristics within my subject market (location, school district, # of units, size, lot size, bedroom/bath count, remodeled, new build, specific style, other amenities, etc.)2) research available comparable sales (with those important characteristics found above) within the designated market area3) in the absence of recent good comparable sales, I will expand my search back in time, even 5 years (or more) if need be.
