Sandwich lease?

I don't have an inheritance, I don't make a lot of money (relative to where I live for work), and I already went over my expenses with a "fine toothed comb" and reduced everything possible leaving me roughly $300 I could save per month (that's basically me eating turkey sandwiches everyday).

To the south of USC, the Highland Park neighborhood is where Soto and Slauson meet and it sandwiches the 90037 zip code (from the south) and USC (so to speak).

It's a D-class neighborhood sandwiched between Monroeville, North Versailles, and East McKeesport.Former owner has the downstairs 1-bed unit renting for $400/mo. and the upstairs 2-bed renting for $400/mo.

They probably don't understand landlord-tenant law (unless they happen to own rental property or one of them is a lawyer).When I was a student (and didn't have much money), I was at a mom-and-pop sandwich shop where another customer requested a special order of half of one sandwich and half of another.

Has anyone had success doing sandwich lease options in the Denver/NoCo area?
