Building your team before you find your first property is as critical if not more to ensure you're ready to take action when you find the property. 

The most critical language is or should be in there.If your lease says they must pay for legal filings due to late rent, just notify them they have to pay the $45.

I’ve studied continuously and am constantly striving to learn more, I don’t have much to bring to the table at this moment but I would greatly enjoy someone more experienced in this world hearing me out and giving me some constructive criticism on the subject.

Any more info you might need for some healthy criticism I'd be more than happy to share. 

I also had heard larger investors criticize common techniques used by mom and pop investors such as investing locally and self managing.In the end I found out that mom and pop investors and the techniques they use are not bad and they enabled me to invest and make money even though I didn’t start off wealthy.

Any responses, constructive criticism included, minus critique about my writing, will be greatly appreciated.
