Mostly for recreational use, but as a longterm investment.

A 200 pad park is too, but if it's a year round opertion (which depends on the recreational activities in your area) can be a bett money maker than a 200 unit motel.

I try to emulate the high end apartment but make it affordable by recreating a similar look for less.  

I'm hoping to keep looking, pry at those I know and find one for less, with possibility of higher ARV.2) Homes where people travel to recreate; there are two centers of these with my eye on them.  

There is prime property for recreation, industry (I-5 corridor, great land) and vacation homes, lodges, resorts, etc.

Some times better to follow the wheel then recreate it.My two cents Alex

I found a few ppl (not CPA) with a lot of experience preparing tax for "recreational real estate investors" like me :)

I feel like it has a lot to offer in terms of water access and outdoor recreation.

However, the South side has the Vedder river and a lot more recreation, which is more appealing.
