IF SEC 8 tenants would do what these spoiled brats did, those voucher recipients will be on the street, and lose their privileges. 

This leaves RUBS, which is certainly feasible though you and/or your tenants will pay a third party for the privilege.

It means that as a landlord, you can comply with the law by offering to take it (and still charge a $500 admin fee or some other sort of fee for the privilege of selecting the insurance alternative as an option.

I know one in AU that was 10k flat fee plus they charged their client 5k for the privilege of looking at their super secret only they have inventory ..

Even for a regular homeowner the thought of paying 6% commission for the privilege of having someone list my home on a site that others looking to buy on, and another agent simply takes them through the house and performs paperwork that any real estate attorney can do for $1000 is a nightmare.

Also, I like the idea of extra rent for each pet or a flat pet privilege fee.

Besides residing or rental income, your Daddy-O isn't doing you any favors as you'll get the privilege of dealing with the eventual challenges of multi-generational probate succession.
