The intention is to maximize the deposit where asking for first, last, and two months security up front is just too much for most folks, but where they might have no objection to paying one month security (say $900) while spending an extra $75 per month to build that up to $1800 by the time a year passes. $900 doesnt fix all that much if you have a bad apple.

There's also doing REST calls with Powershell and storing all of that data in object and then scripting out what you want to do.The third option which a colleague brought to my attention was that this actually may be a job best suited for nodeJS since you can interact with all of that data natively since it is Javascript.

Unless you have a crap ton of properties its fairly easy to just update the numbers once a month by logging in to your banks website and copying over the new principle balance figure. my excel simply shows property address my estimated value, the debt amount and calculates total equity.
