If y’all broke up and she lets your brother move in and they pay on time are y’all still swapping gifts at Christmas?

Do you know think giving a holiday gift will soften the tenant to go the increase without giving trouble finding a new one? 

One question I had when reading: I thought most banks didn’t allow you to be “gifted” the down payment...is that incorrect?

Sounds like this property will  be the gift that keeps giving. 

@Anthony GaydenYes, apparently can be non-owner occupant investments also; from what my lender told me.He mentioned that as long as the purchase was solely from my own cash (including HELOC; can't be investor cash or a gift, etc) that I could refinance for up to 75% of the purchase price.Unsure if I had heard that the same on the podcast - it sounded as though she mentioned refinancing for 75% of the appraised value - different from what my lender told me.

Depends on the terms of the loan, most lenders require DP to be equity or gift not debt.
