ETC ETC .. in the long run would actually learn much more and get paid while they are doing it.. then decide what facet of RE is right for them.There are many many ways to make money in this business..

They watch some games so of course they know everything about every facet of actually playing the game, building and running a team, stadium management etc etc... 

I have learned through many different facets and getting my feet wet flipping a few properties.  

They will give you a very good feel for the many, many facets of real estate investing.

I am managing the property myself mostly to gain a complete understanding of all facets of rental property management.

Colorado has tons of opportunity still, and we have so many other facets other than just cash flow (which I think people get caught up in a lot) to work with, and our market is notoriously stable as well.

But as it relates to this topic, I would recommend mastering various facets of the industry one at a time.
