I've worked for several PM firms in the area and one company stole like 30k in commissions from me when I no longer wanted to work at their god awful company.I can definitely advise you on some property management companies to stay away from, as well as some new and upcoming property management companies in the area that are taking a more hands on and professional approach.

Having said that you can make money here, but choosing the right neighborhood (resort) is key.

You have already done research of the neighborhood and seen the comps for rentals and Airbnb?

It's very similar to what wall street firms are doing in large markets like Atlanta or Phoenix. 

To illustrate this there are probably 50+  active MLS properties in North Philadelphia/South West Philadelphia and other lower tier neighborhoods at any given time where you can complete the BRRRR  method but the real estate is lousy.

For a turnkey property what is a reasonable cash on cash return expectation for a property located in an "A" neighborhood? 

I like the area, but wanted to know where the C to possibly B- neighborhoods were in Knoxville.

B neighborhood of a blue collar market, active resale value because of price range and desirability. 

I did not factor the math in as a LTR + STR but just a LTR so it did not impact me financially as it was just gravy.That is not to say yours will, but I notice in the better neighborhoods tenants do not want guests coming in & out.
