I highlighted a fact, that most landlords have MAJOR fears renting to ANY children.

What I fear, is I am going to find out I have to offer some kind of service or something to qualify.

BUT, My fear is that if she’s in her 80’s (and this is just a total guess based on her daughter’s description of her) is it better to do something like 3-5 years with a balloon?  

It is not from this class you have rivalry to fear.

My fear for the bigger broker is the commission split being very high?

I have never done anything like this before and I do have that fear that I guess all newbies have, but I know that I'm willing to do whatever I can to be successful at this. 

The floor plan is a little goofy in that the laundry is upstairs because the kids make the laundry, but I fear we missed that market and more established folks don't want to go upstairs to do laundry which I get. 

The problem is that I don't know how exactly to construct a deal where I pay to clear a lien on a property I don't currently own and my fear is that I could get caught helping the seller clear the lien and then they turn around and try to not sell me the property.

People are so risk averse in RE that they miss out on good deals out of fear .
