I have great photos (clear, bright, well positioned), it's in a great area where people love going to for Coachella and Stage Coach music festivals, there's a beautiful pool and hot tub with lounge chairs, I have Instant Booking on both Airbnb and VRBO, I have nice furniture and decorations, and I have the nightly prices slightly below my competitors.

Strict adherence to code means that a Fire Alarm System is composed of a central panel tied to smoke detectors, strobes, horns, and pull stations throughout the building, that will automatically trigger a call to a particular call station (depends on the vendor/installer), which will then call the fire dept and 2 personal phone numbers on file.In the case of my tiny triplex, this would mean that when a tenant burned the popcorn or sparked up a joint at an odd hour, the whole building would go off in lights and honks and false alarm calls to make me panic!!

There is only one place I may need to 1031 for a more profitable one.Our goal is dependable monthly cashflow - we'd like to be able to live off of it sometime in the next 5 years so I can slow down my day job as a music producer and spend more family time.
