There definitely is a lot of merit to having your own team. 

A sophisticated investor “must have sufficient knowledge and experience in financial and business matters to make them capable of evaluating the merits and risks of the prospective investment.”.  

Hard money has its merits and you need to look carefully at the cost of money versus the speed and ease of access...

For RE insights gained, I say thank you.I think all will agree it's time to end this thread though -- I'm spending too much time here arguing my merits when I could be working and listening to podcasts, reading books and so forth.
