Rather than pay for a course I suggest identifying a wholesaler in your area that is advertising off-market homes for sale regularly (at least 5+ per month, more is better).

Inspect regularly so it doesn't get out of control.

I regularly argue that Dave Ramsey provides excellent, sound, time-proven financial advice that everyone should apply to their personal finances.

If someone came to stay as an overnight guest for a weekend they were not concerned. if there were two people sharing a room on a regular basis that are not related then that would put you over the limit in a four-bedroom house. so you get four unrelated people in a four-bedroom house.

But, save as much of your cash as you can for reserves and another purchase down the road.If that appreciation is regular/normal and not an anomaly, I see the appeal here. 

If you want your LLC to be respected for liability purposes, it should have an operating agreement, bank account (so an EIN) (this will also require disclosures to the bank on your identity), and for you to full respect it as a separate entity from yourself.
