I know the general thought is that appreciation should just be the icing and is a nice to have but shouldn't drive the decision. 

The fact that they will be providing nice homes for people who love them is icing on the cake!

Much thanks you have reminded me that I should keep the mindset of the savvy investor, and not be relying so heavily on these "connections" but rather using it as icing on the cake. 

I know cash flow is king and appreciation is just icing on the cake but this is what I am working with.

Appreciation will just be a little more icing on the cake, I am really focused on more so forcing appreciation through interior cosmetic fix ups and curb appeal.

That would just be the iceing on the cake. 

I typically skip brealfast ( I know, its bad) and make an iced coffee before heading out the door.

Snow removal: In most cities, you are liable if someone slips and falls on your sidewalk if you did not remove the snow or ice on it after a certain amount of reasonable time (24 hours for us...).
