I like the cash flow on them, if you rehab them right the first time it won't be a money pit. 

When I buy an occupied property, I introduce myself to the tenants on the day of closing; then, I inspect every unit within one week.

I would make improvements to the property only when doing so would cost less than the value added to the property.

So is this just as simple as showing how much the property makes or do they also look at personal debt to income, credit score, reserves etc as well.

Not an uncommon underwriting term I guess.
