@Zach Howard there are a few loan types here in the states for foreign nationals, some that require personal income verification and others that do not.

@Ethan Slater here's some info we hope you find useful:Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which greatly IMPACTS rental income stability and property maintenance/damage by tenants.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a property in Class D area to Class A standards, what quality of tenant will you get?

Meaning you get 4-5X the depreciation to defer your income from being taxable.

MTR brought in 75% of the gross and more of the net due to lower cleaning fees for turning over the STR.For gross numbers we brought in about 1.2% of the ARV value in monthly rent this year which is decent based on the rules of thumb at least. 

Then the chat feature in the "live" webinar being disabled, while claiming to be live, saying there are over 2,000 participants when the webinar shows there are just over 500 people, is just gross.

STR-friendly markets make it easier to get started and grow your business, and the lack of state income tax is a huge perk.

But if they wanted less control in investments---go the route of equities, fixed income like tbills or CDs, mortgage notes syndicators, REITs, possibly RE syndicators but do your diligence especially now, and even crypto cause that's an investment with little control.

I would not buy a new vehicle just to get a write off - Only if you planned to get a new car anyway(I.E. if your old car is worn out).A lot of people are focused on deducitons but not focused on the income coming in / out.Best of luck!
