So my question is 2-fold: 1) What are your best tips for a young single female/new homeowner/first time landlord in an urban neighborhood for screening tenant-roommates (several factors in that question!)

Hi BP Family,I just setup my LLC and want to move my rental from my personal name into the LLC.The problem is two fold: 1) I have a 3% loan on it that I don't want to let go of 2) I have a heloc on this property.How do I just get it moved under the LLC without having to do a refinance?  

Should I try to do a 2 fold like a owner financing/repair allowance deal? 

Make sure you check them out thoroughly and have him send you specific details of what the program will offer, I had a mentor 6 years ago, spent 6k but he helped me get my first deal in 4 months and made that back 10 fold.

And you can't be grinning ear to ear at the closing table of walking out either, I just get the checks and glance at it to make sure it's correct, fold it over and put it my shirt pocket like it's a tickets to a ball game!
