Coin Operated Washer/Dryer

Under contract on a 3 family property that will be owner occupied and plan to install coin op laundry in the basement. The apartments are metered for electric/gas separately and have separate hot water tanks.

If I install washer/dryer in the basement I assume I have to install an additional hot water heater near the laundry. Would a small electric one be the most cost effective? (I noticed this was the set up at another property.)

For machines, do you run into jams or issues with the coin box? Is there a machine that is extremely easy/inexpensive to repair because of knowledge and part availability?

Hookups for water, power, and venting will need to be installed — I am leaning towards electric machines since I know there is a common area circuit box. I’m not sure how gas would be metered. I’d like to keep current costs somewhat low without cheaping out and regretting a decision long term. Any insight is helpful if there’s an option the experienced prefer!

Think I will add a slop sink as well. Any reason this would be a bad idea?
