I wouldn't bother with condos as the HOA will raise hell.Regarding your very last sentence, about HOAs, I just spoke with a rep at a national corporate housing firm as I was getting their thoughts on different markets, property types, etc.

I've also heard if you do you have to work for a brokerage firm.

Sometimes a company will do leasing along with the transaction but often times the broker just transacts and you have another department at the firm or another company all together do the leasing.

I was interested in starting my own real estate investment firm.

Before hearing/researching this angle, I was pretty gung-ho on accomplishing/refining the wholesaling technique in investing before others.If I plan to be trained and sponsored by the Keller Williams firm, should I realistically  give up hopes on developing proficient wholesaling skills?

It looks like the auction firms will likely take a similar cut as a realtor's commission.  

I'm not familiar with the Nevada landlord/tenant laws.I agree with @Joel Owens, it's all about setting the expectation and being firm.
