I just want someone who I can pay for their time to come out and take a look at the physical condition (primarily exterior & plumbing) to back me up.

I started thinking about Memphis because I know there’s a lot going on down there now and also it’s just far enough South where a lot of exterior work can be done year round (my contractor mind thinking).In January I plan on spending time in those three markets meeting people in the know (I hope).

The exterior is a combination of stucco, reclaimed brick, and hardboard siding.  

Some of the repairs were very silly:-A strip of wood on the exterior laundry door isn't painted and she says it needs to be fixed-The fridge ice maker doesn't work and she was told this when she inspected and now 6 months later she's demanding it produce ice-They have mice and want me to exterminate although it's a SFRI provided 48 hours written notice we would be attending to repairs.I arrived at the appointment time with 2 contractors to get everything done.

Drive over there yourself and check out the neighborhood, the lot, the building, the roof, the exterior, see if any windows are busted/missing.

Should I pay a listing fee to a local MLS with one picture of the house (exterior) or just wait until the rehab is done and upload the pics?

The appraisal was actually a BPO Broker Price Opinion that I disputed since the person only did a drive by of my property and compared it to other properties (comps) that they had full knowledge of upgrades for the interior and exterior.

Electrical, plumbing, exterior paint, hot water heater, refurbish boiler, flat roofs, Windows.

Also, the area around the damage looks relatively clean as opposed to the exterior wall above the window... is there water staining and/or mold there, or does the wall just need a good cleaning?
