Good afternoon, BP Forum,I'm in an interested situation and am curious to get some unbiased thoughts/opinions on the matter.

I've built my entire rental portfolio off of going direct to seller and starting the cycle of 1. sourcing my own deals 2. assigning 3. using assignment fees to build capital to buy more real estate and more marketing. 

The workmanship of the remodel was hit and miss.

So we have tons and tons of post about people talking and asking about should they go to college? 

Has anyone joined or spoken to Carson and Jackson Weiner about their mentor program to buy/sell land?

Will need about 10k of cosmetic work and some minor plumbing.

Would anyone have a good fix and flip spreadsheet they could point me to?

And you're right, those timelines are often misleading since the real delays come from back-and-forth revisions after submission.

I suggest you get a hard money loan on the free and clear rental.
