If you have a loft or bonus room, maybe make that area adults..multi game video, pinball and poker table and make the garage for the kids and a mini split is a must.

Market the property effectively: High quality photos; video; competitive buyer agent compensation; marketing to agents via email, social media, broker Open houses; etc.You and your agent may already have this covered!

I've done some of own research online and in videos but would love some insight from brokers or investors that have done this themselves.

So if some of your restrictions are no longer enforceable then you can 'violate' those without fear...another common one is no additional dwellings or structures which would apply to ADUs, where I am they are legal state wide and cannot be restricted by HOAs or private restrictions.
