There is no distinction between a fee and a commission unless the fee is for a non-real estate product or service that was actually provided.My broker is setup for property management.

In other words, if something happens to your tenant and they decide to sue you, they can go after all your personal assets since there was never a distinction between the two in the first place. 

That certainly makes it a distinctly different game in the two states.

However, I do distinctly remember being taught about exponential growth.

That is a critical distinction to me, you always need to make sure your financing fits your strategy; always be careful when leveraging your money.  

I do think that is the distinction that made this conversation head off the rails in some ways, and that's my fault for not being clear.
