Spend a few hours at lunch or dinner with similar like minded but successfully own real estate.  

If it's 2BDR that's 2-4 people that need to set their dinner plate somewhere.

However; in the same manner, that doesn't mean the property owner can't show appreciation by giving them a gift certificate or dinner, etc.

What I ask in exchange for the ticket is an opportunity to learn something from and network with a more experienced investor either the night before for dinner or breakfast the morning off.

Either option is not acceptable to me.At a little dinner gathering last night, while talking with a mutual friend, she said:" he is good for the money".

In my opinion, the only advantage is the access to the MLS, the 3% and the dinners at the Board of Realtors.
