Far too many get stuck in the "paralysis by analysis" stage, thinking they just don't know enough to get started.

I'm preparing to send my first wave of direct mail in the next couple days (planning to buy the list on Saturday [600/700 or so] and yellow letters on Sunday) and I've sort of been ignoring the idea of doing direct mail "in-house" because I don't fully know the details.

It's the one thing that will take your from analysis paralysis to action because it's the only way to put the learning you've done from podcasts and books into real life - by talking with others who have done what you want to do or who are trying to do what you want to do.Get your finances set and talk to a lender so you know what you can afford.Stay local.

This creates a natural flow for buyers, starting with curb appeal, showcasing the livable spaces, and ending with the layout and lot details.

Breakeven Analysis: I’ve read about calculating my breakeven occupancy rate, but I’d love to know more about how others in rental arbitrage set up and interpret this analysis.If anyone has a process or checklist for analyzing potential arbitrage properties, I’d really appreciate it!

Now sometimes I would get a credit for a new lead but you have to write a detailed explanation every time I would ask for refund and wouldn't always get it rewarded. 

I'm an IT Consulting guy by day & RE investor by night so getting into the details of all of the technology offerings, how they integrate, which capabilities overlap/don't, where integrated value sits, etc. exposes my nerdiness/love for this kind of stuff.

There are no additional details what landscaping and lawn maintenance includes.
