That is it.In our current market, you can get away with almost anything with sellers as most of them are desperate, right!

Harwood House, Hedwig House, Horizon House (yeah, the names, LOL).I've called Horizon House in DelCo and MontCo each two times and left messages that were never returned, despite the "front desk" person telling me that they're always desperate for landlords.Someone from Hedwig House contacted me from one of my listings, brought a prospective tenant to look at the unit, and said she'd take it. 

Sorry, the world is not that simple...even if people desperately want/need to believe it is...I guess that's why religion is so popular...

However, as the economy collapses (an absolute certainty), times will become more desperate and the government will take more radical action.

People are feasting off of hungry/ desperate people.

That's exactly why an agent who takes a listing from a desperate seller and sells it significantly below market opens the door to legal issues.

Desperate sellers may have been adjusting prices more aggressively, but I don't think this is happening widely yet.By the way, the Bank of Spain (BoS) has officially requested surveyors to adjust their valuations down on a preventive 10%.
