The federal government doesnt have emotions .

Buying the LLC is not necessary protection against this happening as the county is aware of the practice and can / does dig a bit deeper to figure out if there was a sale event.I also noted that in the marketing, it stated that of the 100K spent on the property, 50K was the roof.

Keep emotion out of it. 

I think they would be better off selling and told them this but due to the strong emotional attachment they want to keep the house. 

I know the wheels are turning in your head to do some creative financing but don't do something that could put you into a deeper whole than you already are.

This is not worth your time, money, & emotional well-being!

Don’t get emotional with the property, just go with numbers.

I'd try to find the one with the deeper pockets so you know they'll stay around the longest hopefully.

My first few evictions were really hard on me emotionally!

I became emotionally attached to this property and wasn't patient enough to wait for a trusted member of my team to do the work.
