In a currency collapse, assets, especially fundamental NEED assets, they SKYROCKET.

I'm not sure what the rest of your portfolio looks like but my net worth is 67% real estate, 32% stocks and 1% crypto.

Imagine spending the amount of time, effort and investment into analyzing and acquiring a property, that you expect to return valuable currency, only to allow just anyone to walk in and perform sacred work? 

The problem with young dudes is they don't understand that 5% is a good conservative number, for appreciation, cash flow,interest-rate, cap rate, etc.the young dude doesn't have patience because they see their friend in tech make millions like there's no tomorrow, even conservative banking like jp morgan is advising the mass to invest in crypto and stuff like that. we definitely live in strange times where aggressiveness and abnormality are the new normal.it's good the grandpa powell slap their face and saying be rational guys.

I'm a crypto guy, those bitcoin backed loans are not cheap.Also worth noting that $1100/mo it looks like only includes the loans (still seems dubious it would cover even that) and PM fee. 

Something I don't see talked about as much is China's currency crisis.

So it is possible that it may be even gain in foreign currency but loss in USD due to shifts in exchange rates... 

Interest rates increasing are somewhat irrelevant as there is too much money out there.  40 yr high inflation, stocks crashing, crypto down by 50%, etc. leads more investors into hard assets like REI. 

@Marcus Auerbach as long as debt is long term/stable inflation tends to help those with hard assets since they can convert those assets into currency at the new valuation.
