There will obviously be legal costs and permits, but we don't know how the plumbing is laid out or what the party wall/floor assemblies are like or what the parking situation is etc.

No...I have a nice valuation waiting on the counter top conveniently with the detailed value and support...not technically supposed to influence an appraiser, but they are busy and appreciate the leg work.But not everyone has access to MLS data, so this is much more difficult trying to assemble from publicly available data...still possible, though.

I was in this exact scenario in 2006 when I lived in N Cal and decide to purchase rentals in Indy.No right or wrong decision, but the economy of where you buy, the returns you can get, and your confidence in assembling a team and sleeping at night with said team in place are all very important factors to consider.
