I'm 22 and only have one property under my belt using FHA.

Would be great to here from some RE veterans with decades experience and a recession or two under their belt.

I think there is a lot more opportunity for putting your skills to use with flipping in ABQ until you get experience under your belt.

My advice would have been different if you already had several deals under your belt, but as a new investor, you don't want to mess with the complexity of large-scale rehab.Take the money that's on the table now, and find a deal that only requires small cosmetic touch-up. 

The cold room doesn't have the register blocked at all, and all but two other vents in the whole place are mostly blocked, which can't be good for the blower motor. 

There are plenty of markets throughout the Sun Belt that are landlord-friendly. 

So I'm hoping by my 41st birthday I have several properties under my belt!  

I'm reading all the books and podcasts and I have a few years of landlord experience under my belt before I really knew what I was doing, but I still nervous about doing these things that make me feel like I'm out of my lane. 

I have 4 doors under my belt that my wife and I have funded on our own through a mix of cash and traditional mortgage.As I have grown in success, many in my network have asked if they could partner with me on a future deal.

Once you get to going and get a couple under your belt people will call you with places to sell, if they know you will buy.
