Or are you just amusing there is one because you don't have the physical document? 

They do not have time for games or time waster buyers, those who are non-committal but want to ask a zillion free questions etc.I tend to find it amusing that newer buyers approach the giants of the industry and then say they are working with whoever brings them the deal first etc.

I think from my end I am more concerned with cash flow since I am young and want to make sure I am using my money in the most smart/lucrative endeavor. 

I am using a commercial loan on the property and the bank seem comfortable with this stating "I have run across the title company having to prepare a “not same person” affidavit numerous times.

I am using Tenantcloud to market/screen/manage/rent. 

I am using the current year to educate myself on REI.

I am using a PM for this property.

I had been breaking down the nuts and bolts of Capex and am using a table in my analysis based on average life expectancy, cost of replacement, and estimating how much "life" is remaining for each item.Saw this link from another post which helped:  http://www.safehaveninspections.com/life-expectancies.html...In any case, don't mean to derail from Maurice's awesome deal.
