If you announce to people there that you are a private lender, you'll have a lineup around the room to talk to you.  

I haven’t done my first deal yet, but through hiring a local contractor to build my personal residence I had this idea that I don’t hear people talking about.

i would:-get the highest paying W2 job you can-save up enough to buy a house hack-house hackwhile you continue to learn and consider the other possibilities you mentioned.

At the numbers you are talking about and where the market is heading you could pick up some very high quality NNN national credit tenant properties as commercial continues to recover. 

My advice would be to find a mentor (the right investor-focused agent can be great at this), continue analyzing deals, run them by your mentor, and then make offers when a deal meets your buy criteria.
