I will also bring in the initial investors/buyers on the table(at least 25  to 50 units, who already showed interest to be part of the community).I and my office may/may not be part of the building, may fully leave it to the developer/go for a third party GC/can pick up partially or may purely just supervise the project, have not detailed out the tasks and responsibilities yet.Thinking of a suitable partnership deal with the developer and land owner so that everybody wins.Anyone made any deal similar to this?

Personally, unless the father was extremely over-qualified and happy to cosign for the entire amount and be responsible for damages, plus you receive the max deposit allowed as odds aren't good that the pets will be very supervised with 2 people both working and going to school, I would pass.

In no way is it easier than wholesaing as you have to do or supervise the flip.

If you are thinking of buying fixer uppers then you should look closer to home in order to supervise the work that is required.  

The roof also includes GC overhead, because we don't supervise the project.  

I am a GC and will never sign off any work that my sub or I didn't do, or supervise.

On average I think the costs of tenant turnover are at least 30% higher when you can’t supervise properly and/or don’t have a good contractor network.

You might be better off with a more central location with no guarantee that you will supply supervision.
