STR is appealing to me because of the experience you can create for the guest and having a place for your family to stay when needed.

I stay in the submarkets and rents do just fine.In 2023, Texas was UHaul's top destination (3 years in a row) for one-way trips. 

However, what I have found is that the majority of students do not stay beyond the 1 year, so when you go to the FB group with a question, it can take a long time to get an answer, and most of the others answering are newbies who are just getting started and don't have experience.

They typically do not pay their portion of the rent, do not stay very long and without fail trash the property. 

Stay there a year and check out the area,  then a year later you can look for your end move and have a two units that will cash flow for you.Let me know if you would like to talk about this or look at some of our off market inventory.

They are thinking they want to stay there at least 10 years, so they want to buy it and asked the best way.

However the town is fighting it and half the town prefer it to stay an idyllic river getaway in the Western Catskills which I understand .
