The best spreads are in DC the best theoretical cash on cash roi is Parts of PG but I’ve found that I’ve had the most success in moco actually the houses tend to be in much better shape on average and while you obviously have to make the nice you don’t need quite the high end materials of DC.

I think we will be in for rough year outside of cheap areas mostly around PG County and maybe Frederick that will appeal to 1st time home buyers with interest rates rising.

slight correction  Purchase money is only for owner occ... and its only in certain states with CA OR WA NV AND AZ being ones i know off the top of my headTexas NO WAy you default there even owner occ and they can and will seek deficiency judgements PG or not.

when you do get the door knob rash on the wall,,,repair it by putting as big as possible piece of plywood behind drywall ( cut a slot if necessary) with PL400 and dozen sheetrock screws and patch the rock like normal.
