What I'd imagine you'd be looking for is something that has some potential value.

Not only are you going to loose money through vacancy, but imagine what the cost is going to be to prepare the property for another tenant.

I would imagine that once I have more liquid cash to make my purchases, I would like to work with them.

Worst case scenario I can imagine without having it would be something like your tenant burns the house down, maybe somebody dies in the fire, maybe not..but in any event, you file an insurance claim and the first question the adjuster asks you is "did you have a CO?"

I imagine I'll install electric stove - but that's mainly because two duplex's in our neighborhood caught fire because the tenant didn't get the stop top shut off.  

I can only imagine what a downer it would be to find a disaster when you go to check out your first property!

I would imagine our areas should be relatively close in cost of living and cost per house.  

If the subject property has a MH park across the street and the comps do not, I imagine that would affect the price somewhat.Good luck on it, Kelvin!
