The home has equity in the neighborhood of35k total.I had planned on giving my interest in this home to her until my CPA informed me that if I dispose of the property I will roughly have a 9K tax liability I am on the quit claim deed but am not on the mortgage.I want to dispose of this property for financial reasons.I have paid the Real estate fees to sell the home.I am looking for ideas on this situation??

Now, if you are in a rental situation where there is continuity between all the rooms already and you are looking for the next level of pizzazz, you can update old laminate counter tops with new laminate counter tops, lay vinyl plank flooring in the kitchen and bath, spend a little more on bath and kitchen light fixtures, add a few USB charging outlets, install ceiling fans in bedrooms instead of flush mount fixtures (but remember, more moving parts means more points of failure which can equal more maintenance calls - however if you are getting better tenants and higher rent, maybe that doesn't matter - I personally try to remove points of failure - spray hose from sink, ice maker from freezer, garbage disposal, really anything having to do with water).

If you knew the remaining value/life of your existing HVAC units (via a cost seg study), then you could dispose/retire that asset as well (another expense).

That tells me two things:1) I have no idea what the house is actually worth.2) You are going to have to find a buyer that REALLY needs the extra space and is willing to compromise on neighborhood.There might be a few niches of people that fit this description, but more often than not, people who REALLY need a lot of extra space aren't drowning in disposable income, and are probably renting.
