I have been able to set up systems and processes for each company I've worked for, so I hope to bring a methodology for when I jump in.  

Has anyone else used this methodology for investing in realestate?

I am trying to better understand the methodology and analytics used by the appraisers to avoid unfavorable outcomes.

With this methodology I should be able to keep most of this capital in play and if I get good enough deals I should be able to return the money and also have 30 units by the time 3 years passes.

Based on your methodology, i.e.

Its something to be very methodical about when doing it alone, or team up with an experienced investor who can walk them through the process and methodology to minimize risk. 

As long as the assessor has prepared all of the assessments using the same methodology, this system is considered fair and equitable.
